In 1963 Feuring developed and realized the first Hilton hotel on the European continent for an American investor. The hotel had its own Beach Club and – by the standards of the time – disposed of some very comfortable guestrooms and a large conference centre, which was unique in Marbella.

Some time ago, after undergoing major refurbishment measures, the hotel was repositioned as the Hotel Don Carlos. However, the original overall structure of the hotel was hardly changed at all.

In the scope of its cooperation with the Tourist Development Company of the Kingdom of Morocco, Feuring took on the management of the La Mamounia and was also responsible for the first major refurbishment in the nineteen-seventies.

Based on their excellent knowledge of the Moroccan hotel market, Feuring Group quickly recognised the potential of a construction shell in Casablanca in 1972. Feuring was quite sure that an additional five star hotel would be able to assert itself in this seaport, provided it were carefully positioned and had an efficient financial and operational concept behind it.

Feuring set up an operating company according to Moroccan law and took care of positioning the hotel on the existing market. Feuring proved to be very successful in supervising construction work on its own behalf, coordinating the architect, investor and operator and taking on the management of the hotel during the first two operating years.

Based on Feuring‘s market studies, the company recognised Morocco’s potential as a destination for new four- to five star hotel projects. But it took time before the right kind of properties were found in those locations that were regarded suitable. Feuring examined and sifted the market for five years. During this time a number of properties were selected as possible future projects and Feuring reflected on potential contractual and financial partners.

The Royal Mansour in Casablanca for what today is Le Méridien was the first successful hotel resulting from these considerations. Another ten years were to pass by for the Le Méridien Fes, the Le Méridien Berbers Palace in Quarzazate and the Le Méridien La Tour Hassan in Rabat to follow.

By this time, Feuring had already worked closely together with Le Méridien Hotels & Resorts for several years. Feuring had launched Forte Hotels plc, the predecessor of Le Méridien, and was responsible for the development of all the company’s hotels in Germany and also developed or advised on a number of other international Forte projects.

In the case of today’s Le Royal Méridien Bristol in Warsaw, the political and economical turmoil in Poland between 1980 and 1990 contributed to the fact that it took nearly ten years for the hotel to be completed: The project was started at the time of Lech Walesa’s arrest when he was still a trade union leader and was completed shortly before his election as President of Poland. Feuring initiated the co-operation between Forte and the Austrian project developer and supervised the entire development.

The Le Méridien Grand Hotel Nuremberg is a much frequented, traditional four star hotel with the charm of the Belle Époque and to the present day is the leading hotel in Nuremberg.

At the beginning of the nineteen-eighties, the Parkhotel Frankfurt was completely re-developed. As part of these measures, the old part of the building was extended by an extra wing of rooms. A few years later the hotel was sold to an institutional investor who wanted to realign his product portfolio and as a result the former operator stepped out. Feuring very swiftly found a new much more suitable operator whose portfolio was perfectly in line with the Parkhotel Frankfurt.

Meanwhile, the hotel is performing really well on the Frankfurt hotel market and is being run to the full satisfaction of the investor.

Feuring has been involved in the hotel several times in the course of its life cycle. Amongst other things, Feuring took care of the development, restructuring, contract negotiations, funding and operator procurement.

When the Marriott hotel Leipzig opened its doors in 1998, ten years had gone by since the group had officially opened a hotel in Germany. The hotel with its 243 four star rooms is part of a project that also comprises several thousand square metres of offices and retail outlets.

The main reason for the mixed use of the property was its location in the north of the historic part of the city, directly opposite the main railway station on the inner city ring road. Consequently the hotel can be very easily reached by guests travelling by both car and train.

Feuring took on the overall configuration of the project, the procurement of Marriott as the operator and supervised the development right up to the hotel opening. Beyond this, Feuring brokered the sale of the hotel to an exit investor

As part of a so-called sale-and-lease-back transaction, Feuring assisted in selling four hotels belonging to the Moevenpick Holding at Munich airport, Nuremberg airport, in The Hague and in ‘s- Hertogenbosch and were formerly conceived as Moevenpick Kadett Hotels. Within a very short period of time, Feuring could successfully place the closed property fund with some private investors. The perspective of an attractive yield, independent of the investor’s fiscal situation, largely contributed to the lively demand for this investment opportunity.

Hotels are generally very attractive for private investors and it obviously plays an important role that they can identify more easily with this than with other kinds of assets.

The American hotel giant Starwood Hotels & Resorts launched its brand Westin Hotels & Resorts on the European market by taking over the Grand Hotel Berlin and the Hotel Bellevue in Dresden. The Westin hotel chain was originally established by the American carrier, United Airlines, and within the Starwood portfolio covers the four- and four star plus segment superior to the Sheraton brand.

Feuring negotiated and finalised the contract between Deutsche Interhotel AG, the former operator of the Grand Hotel Berlin and Hotel Bellevue in Dresden, and Westin Hotels & Resorts.

The Grandhotel Schloss Bensberg is a Baroque hunting lodge dating back to the early 18th century and can call the young Goethe one of its former guests. Since the year 2000, the classic grand hotel in the upper luxury hotel segment has taken in a top position in the hotel market in Germany. Feuring was responsible for looking into the key business figures and the configuration of the hotel and took up negotiations with several interested operators. The choice was made in favour of Althoff Privathotels.

Althoff is considered to be the guarantee for exceptionally high quality standards and was also very familiar with the local area. The so-called Steering Committee set up by Feuring during the conversion proved to be very useful as a coordinating instrument between the operator, owner as well as the architects and engineers.

Paris is one of the top hotel markets in Europe. With 141 Euro, the room yield in the four- to five star hotel sector is far above the 100 Euro limit and is a guarantee for good income returns. Similar to London and Milan, forecasts for top class hotels in the French capital are very positive and the average room rate already lies at 211 Euro.

Based on this positive market performance, the Country Inns & Suites hotel (now: Park Inn Paris-CDG) located at the major airport, Paris Charles de Gaulle, quickly found a new owner. Feuring advised on the sale of the hotel to a British investor on behalf of IBI Real Estate. The property was sold within as little as six weeks, the all-important factor for the speed of the transaction being Feuring’s far-reaching contacts to investors.

The Radisson Royal Hotel, Dubai is situated in a central location on the famous Sheikh Zayed Road, which leads right though the city. The tower with a height of almost 200 metres and an elegant appearance clearly stands out from the other buildings in the trading centre at Dubai Financial Centre. The hotel disposes of 471 rooms and initially opened under the name of JAL Tower Dubai. Since 2011, the hotel has been run by Rezidor under their Radisson brand. Feuring advised the owner ACICO International Real Estate Development on the concept and design of the hotel.

A total of 334 rooms, 26 junior suites, 10 corner suites, one grand suite as well as 110 apartments are spread over 57 floors. Apart from these, the hotel also disposes of five restaurants, a lounge, a bar, a business club with 17 banquet- and conference rooms, a spa and fitness centre, an outdoor swimming pool, an executive lounge as well as an underground car park.

Frankfurt still offers everything it needs to successfully run a new top class hotel. The Dubai-based luxury hotel chain, Jumeirah Hotels & Resorts, was also convinced of this and in 2011 opened its first five star hotel on the German market in Frankfurt. Spread over 96 metres height and 24 floors, business travellers and tourists will find 218 luxurious rooms and exquisite suites with a unique view over the Frankfurt skyline.

Feuring Hotelconsulting advised Jumeirah Hotels & Resorts on the realisation of the hotel project. Part of Feuring’s advisory services were to do expert studies on the regional and trans-regional hotel market and its environment, on the design of the hotel and the way it should be equipped, as well as on the economic parameters. Feuring also advised on the negotiations for the operating agreement.

Since the beginning of 2011 the Hilton Mainz has presented itself in new splendour. Not only the 431 rooms and suites were completely refurbished but some of the conference rooms were newly created. They now present themselves as luxurious and very modern and have a breathtaking view over the Rhine.

In order to keep an eye on the profitability of the hotel, its owner, the Mainzer Aufbaugesellschaft (MAG) has mandated Feuring Hotelconsulting GmbH with the operational asset management. Feuring’s main task will be to advise the owner on strategic and operational issues both in terms of the property itself and its management. The aim is to find the ideal position for the hotel on the market and through this to ensure, the hotel is operated successfully and efficiently.

Another hotel in Mainz changed owners. The Hilton Mainz City hotel with 126 rooms and five conference rooms is located in the middle of the town which was home to Gutenberg. It is only 30 minutes away by car from Frankfurt Airport and stands out with its friendly and private atmosphere.

These were good reasons for Azure Property to buy the attractive hotel property. The London and Luxembourg based Azure is specialised in international hotel transactions and plans to expand on the German market.

Feuring advised the owner, the municipal Mainzer Aufbaugesellschaft (MAG), on the structured sale of the hotel and negotiated the sales contract with Azure.

The hotel, which was previously run by Marriott, changed the operator in summer 2012. The former Renaissance Cologne Hotel is now run under the name Lindner Hotel City Plaza Cologne. The Dusseldorf-based Lindner Group has been managing the 236 room hotel with a top location in the centre of town since August 1st 2012.

Andreas Krökel, member of the board of managers at Lindner Hotels AG, explained the decision with the following words: “The Lindner Hotel City Plaza is the ideal addition to our congress hotels in Hamburg, Dusseldorf and Frankfurt, which have a similar position and address the same target groups. This way, we can offer our business guests an additional hotel in another German city.”

Feuring advised the owners of the property when the lease agreement with Marriott ran out and helped negotiate the new conclusion of an operating agreement with Lindner Hotels AG.
